When our analysis has either identified or confirmed a development opportunity, we then progress it. This includes feasibility studies and due diligence services, as well as design and master planning.
We act as managers and co-ordinators throughout the entire process of a development project. This starts with financial appraisals and funding options required for development, and continues with the planning process. We leverage our experience and expertise to deliver the optimum design for any development.
O’Flynn Group has considerable knowledge of managing or constructing the development. We run a process to identify and appoint a professional team and a main contractor.
We often act as the main contractor on site to construct and deliver the end product. We also create a complete critical path and project management programme, or deliver other progress and funding reports as required by partners or investors.
Once construction commences, we place a team on the ground to oversee or directly construct that development. We place an important emphasis on all aspects of health and safety and cost control. This ensures that work and materials meet quality standards.
In today’s market, completing construction is no longer the end of a developers’ role. O’Flynn Group offers expertise in all aspects of managing, realising or growing value in a completed property asset.
In a traditional development, this includes the marketing and sale of units in a development. Our knowledge of financing also allows our in-house team to assess and recommend the most suitable model to achieve the best investment return.
We can design and execute a long-term programme to realise, increase and execute your exit from a property investment. Our asset management team can lead this process along with local stakeholders and our partners.

The ongoing management of a property asset requires experience, oversight and attention to detail. At O’Flynn Group, our team has carried out this service to exacting standards for our own developments, and we can do the same for yours.
We believe project management is a key role when working out large scale developments to ensure the required standards are maintained. This can include preparing budgets, sourcing service suppliers, and completing day-to-day financial management.
This covers the collection of rent and service charges, and liaison with landlords and tenants. We can also appoint on-site personnel to oversee and direct the daily facilities management.
For longer term property assets, we can provide a complete tenant management solution. This starts with marketing properties or units for sale or rent, and directing the appointed marketing agents. We then negotiate leases and commercial terms, and liaise with legal teams to ensure these agreements protect the interest of our clients.
We can also handle the renewal and regearing of existing tenant leases. This can include the financial analysis of new options to ensure they are commercially viable. Finally, we can oversee the full spectrum of tasks at the end of a lease –from close-out payments to refurbishments and marketing for new tenants.

Victoria Hall Management Limited
This business sees O’Flynn Group develop student accommodation. Our portfolio includes several locations
across the UK, such as Southampton, Birmingham Liverpool and Nottingham. It also includes student cities in Europe like Valencia and Bremen. We have already delivered 9,000 units, with 1,500 more in the pipeline. We develop and operate many of these types of facilities, which are marketed to students using the Host brand.
This venture was established in 1999 in pursue property investment and development opportunities in the UK and Europe. It operates in all sector including industrial, office, retail, leisure, hotel and residential developments.
Tiger Developments has a strong track record in acquiring, developing, managing and realising property assets. We achieve this by increasing the value of our portfolio through active management. This includes refurbishments, new lettings or sales, rent reviews, renewals, and rationalisation or restructuring. We also consider further development where this is viable and has a potential for strong returns.
